What are your legal responsibilities ?

There are legal obligations in regards to fire risk assessments for buildings with multiple occupants and several floors. A fire risk assessment must be completed in this instance and follow us assessments are then advised annually.

This is all legislated under the Regulatory Reform (Fire Safety) Order 2005 and although this is sensible, we believe everyone should be ethically advanced too and actually want to do these things to ensure their building is safe.

The Regulatory Reform (Fire Safety) Order 2005 fire safety order also mentions a few other important things such as there must be a designated ‘Responsible Person’ (RP) related to fire who will arrange the fire risk assessments, sort out fire drills, help people in the case of an emergency and more.

Fire Risk Assessments York - Key Points

Here’s the Absolute Health Fire Safety five step approach to fire risk assessments in York:

Identify the fire hazards – Before making any plans in relation to fire hazards, you need to find what they are and where they are. Some are a lot more obvious to the naked eye than others but in our experience we’ve found that there are always little hidden ones that aren’t so obvious. Once we’ve done a full identification process we create plans.

Identify people at risk – When we know exactly what could cause problems, we have to see who is most likely to be affected by them. This may result in letting these people know, moving them from a certain space and other actions to ensure extra levels of safety and protection are exhibited.

Evaluate, remove and protect – Now we know what and who is at risk, we can put action plans in place to ensure they are less likely to happen or to add more safety measures in place. This may be to put more fire extinguishers in a certain place, it might be to enhance the fire door specifications, it might be to move a whole group of people to another area of the building, add improved fire compartmentation and more.

Record, plan, inform and train (if required)This step is simply to make notes and documents on our findings, inform the people who own or manage the building and train up various people who need it. Fire warden training, extra fire safety training and other types of training can be offered. Ask for our full list of training packages and we’ll gladly send them over.

Review regularly – Following from all the steps we’ve explained prior to this one, we will check in with you at the end to book in a fire risk assessment review. We recommend this happens annually because so much can change in a year which could be significant to the fire safety plans. There is no law against how often you get them done though, just that you must have one done in the first place.

The duration of a fire risk assessment can vary depending on the size and complexity of the premises being evaluated. Generally, a thorough fire risk assessment for a small to medium-sized business premises may take anywhere from a few hours to a day. Larger or more intricate facilities, such as industrial complexes or high-rise buildings, may require several days or even weeks to complete a comprehensive assessment. The best thing to do is to speak to our York based team directly so we can begin to understand your exact needs and requirements to give a more accurate timing.

Arranging for a comprehensive fire risk assessment is a legal requirement for all buildings and premises with more than several regular occupants. So, for pretty much all businesses, blocks of flats with many tenants and buildings used by an organisation will need to have proof of a fire risk assessment happening. Following the first fire risk assessment, we would recommend having one done every year because a lot can happen and change in this time.

Latest legislation currently doesn’t outline any specific time periods or state that you’re required to have fire risk assessments conducted annually. However, if structural changes have been implemented, we urge you to arrange a review with Absolute Health Fire Safety.. This way you are proactively looking after your building and everyone who enters and exits it promoting a sense of morality and peace of mind.

Failure to comply with the latest Regulatory Reform (Fire Safety) Order 2005 fire risk assessment regulations can result in serious consequences. Non-compliance may lead to legal penalties, fines, and even imprisonment for individuals or organisations responsible. This is certainly something that you want to avoid so it’s best to keep on top of this for your building in York.

Each building should have a dedicated ‘responsible person’ who is in charge of booking in, dealing with and maintaining fire risk assessment protocols. This person will have their name written in various fire safety documents to assert their involvement in this role and will take on jobs and roles to ensure the building is kept as fire proof as possible. Other things are done as the responsible person too for example escorting people out the building when a fire actually occurs.

A comprehensive fire risk assessment requires gathering information on various elements to ensure thorough analysis and safety planning. Key data includes the building’s layout, construction materials, occupancy details, and escape routes. Understanding the purpose and activities within the premises is crucial, as different uses pose distinct risks. Information on fire detection and systems, along with their maintenance records, aids in evaluating their effectiveness.

A fire risk assessment involves creating a logical recollection of all the fire hazards and risks in a building as well as plans moving forward to protect all the people and assets. To get a full rundown of exactly what we do in our fire risk assessments, please read the dedicated website pages about them or get in touch with us and ask as we’d love to help.

There are a few ways we can ensure fire safety measures are maintained so let’s delve into a couple of them. Firstly by doing regular training and fire risk assessments to ensure there’s an up to date analysis of fire risks and hazards and staff knowledge is updated. Fire systems and processes should be maintained and kept fresh in people’s minds. Fire doors and extinguishers should be monitored and made sure to be safe too. Strong communication and fire reporting is also important so make sure you’re organised and keeping on top of it all then standards will be maintained.
