What are your legal responsibilities ?

There are legal obligations in regards to fire risk assessments for buildings with multiple occupants and several floors. A fire risk assessment must be completed in this instance and follow us assessments are then advised annually.

This is all legislated under the Regulatory Reform (Fire Safety) Order 2005 and although this is sensible, we believe everyone should be ethically advanced too and actually want to do these things to ensure their building is safe.

The Regulatory Reform (Fire Safety) Order 2005 fire safety order also mentions a few other important things such as there must be a designated ‘Responsible Person’ (RP) related to fire who will arrange the fire risk assessments, sort out fire drills, help people in the case of an emergency and more.

Here’s the Absolute Health Fire Safety five step approach to fire risk assessments in York:

Identify the fire hazards – Before making any plans in relation to fire hazards, you need to find what they are and where they are. Some are a lot more obvious to the naked eye than others but in our experience we’ve found that there are always little hidden ones that aren’t so obvious. Once we’ve done a full identification process we create plans.

Identify people at risk – When we know exactly what could cause problems, we have to see who is most likely to be affected by them. This may result in letting these people know, moving them from a certain space and other actions to ensure extra levels of safety and protection are exhibited.

Evaluate, remove and protect – Now we know what and who is at risk, we can put action plans in place to ensure they are less likely to happen or to add more safety measures in place. This may be to put more fire extinguishers in a certain place, it might be to enhance the fire door specifications, it might be to move a whole group of people to another area of the building, add improved fire compartmentation and more.

Record, plan, inform and train (if required)This step is simply to make notes and documents on our findings, inform the people who own or manage the building and train up various people who need it. Review regularly – Following from all the steps we’ve explained prior to this one, we will check in with you at the end to book in a fire risk assessment review. We recommend this happens annually because so much can change in a year which could be significant to the fire safety plans. There is no law against how often you get them done though, just that you must have one done in the first place.
