What are your legal responsibilities ?

We would like to bring some considerations to light under the Regulatory Reform (Fire Safety) Order 2005. This regulation applies to buildings with multiple occupants or several floors which is pretty much every business or organisation.

It also states that following your initial mandatory fire risk assessment, you must have them done regularly after that. There isn’t an actual number indicated in terms of time but we would recommend annually as a responsible practice.

You have a responsibility as a building owner to keep everyone safe and a lot can change in a year so be sure to keep on top of it. Another part of this Act relates to the ‘Responsible Person’ (RP) who will arrange the fire risk assessments, arrange fire drills, and help people in the case of an emergency.

Fire Risk Assessments Wetherby - Key Points

Below is more detail on the five step approach to fire risk assessments:

Identify the fire hazards – This part is so important because ultimately you need to know the fire safety hazards within your building. We will gather our observations and thoughts about all the risks and hazards that exist so you’re aware of them. Some risks and hazards are way more obvious to find than others so choose a reputable and experienced company such as ourselves.

Identify the people at risk – When we know what the risks and hazards are, we need to inform the people closest to them. Whether it’s machinery, equipment, objects or parts of a building there will be people who are closest to them on a regular basis. Telling them how to act and be around these risks and hazards is important. They may even require further fire safety training in some cases.

Evaluate, remove and protect from risk – In this step we will put some of the plan into action to enhance the safeguarding of your property from fire. We will work closely with you to ensure the plan is feasible and sustainable but mainly that it works. For example, fire doors may be replaced or added, better fire protection equipment could be recommended and more.

Record, plan, inform and train (if required) – Following the planning and implementation stages, we will document the whole process with findings, evaluations and more put down onto tangible assets. We can also provide extra support to whoever needs it within your organisation.

Review regularly – We have the ability to send you automated reminders for regular reviews so that you remain legally compliant and  up to date.

How much does a Fire Risk Assessment cost ?

Our fire risk assessments in Wetherby are priced on the size of your building. We do this because in straightforward terms, the smaller the building, the less physical space there is to inspect and do an assessment on.

Here at Absolute Health Fire Safety, we categorise our assessments into four main pricing points which you can see below.

There are various steps that you should take to select a fire risk assessment provider. Firstly, look for qualifications and experience, which Absolute Health Fire Safety have in abundance. Secondly, seek out 5-star reviews. Again, we have over TWENTY five-star reviews that you can browse from with customers highlighting our professionalism and attention to detail. Thirdly, ensure that the fire risk assessor has  a thorough understanding of relevant fire safety regulations.

A fire risk assessment should be conducted annually and reviewed more regularly throughout the year. Your fire risk assessment should have special attention paid to it if there have been major structural or personnel changes too. For example, there may be changes to your building, such as conversion or expansions, that may result in a new or increased fire risk. It’s always best to review your assessment for peace of mind.

The cost of a fire risk assessment ultimately depends on your premises size. The prices for fire risk assessments are listed above and vary from £250 to £350. For premises and buildings over 10,000 sq.ft, we advise you to get in touch directly to request a quote.

Within a comprehensive fire risk assessment report, the following should be outlined and included:

  • Details of the premises and the areas assessed
  • Identification of fire hazards and risks
  • Measures in place to control the risks
  • Recommendations for additional measures if needed
  • Action plan for implementing these measures
  • Record of those responsible for fire safety

Types of fire hazards identified in assessments are dependent on the type of building or premises. However, some of the most common fire hazards that we’ve identified over the last twenty years include faulty electrical equipment, improper storage of flammable materials, lack of fire detection systems, and blocked fire exits.

Fire risk assessments are required for a wide range of buildings, including offices, factories, warehouses, schools, hospitals, hotels, residential care homes, and multi-occupancy residential buildings. Essentially, any non-domestic premises, as well as the communal areas of residential buildings, require an assessment.

Recommendations often include installing or upgrading fire alarms and detection systems, ensuring adequate emergency lighting, maintaining clear escape routes, providing fire extinguishers, and training staff in fire safety procedures.

In order to proceed with your fire risk assessment in Barnsley, there is certain information we’ll need to retrieve. Information may include building plans, occupancy details, fire safety equipment specifications, and details about the activities conducted within your premises.
