What are your legal responsibilities ?

There are some legal stipulations you must follow in relation to fire safety and protection, particularly for businesses or organisations. Non-domestic properties are obliged legally to have a fire risk assessment done in line with The Regulatory Reform (Fire Safety) Order 2005.

There must also be a dedicated ‘responsible person’ (RP) within a team that actually arranged the fire risk assessment in the first place. This person also ensures that protection is apparent for all people operating within the premises. We work in a number of different industries and building types here at Absolute Health Fire Safety including the likes of shops, warehouses, offices, social housing, care homes, HMO’s, schools, hotels and lots more too. Commercial and non-domestic is our specialist area and one that we’ve helped hundreds of companies with.

So, to provide a little more on why you need to provide a risk assessment. The Regulatory Reform (Fire Safety) Order 2005 states that you must have a fully comprehensive fire risk assessment undertaken if there are 5 or more regular occupants in a building. So if this applied to you, which it does for so many, you should probably give us a call to get your fire risk assessment sorted.

Once done, we will provide a full report of our findings in writing to show proof of your compliance. We recommend doing a fire risk assessment every year because often small changes to a building or use of a building can have an impact on potential fire strategies. The timely nature we recommended isn’t actually a legality but just our professional advice. Once every 3 years is fine should the building, number of people in the building and use remain the exact same.

In general however, failure to comply with the legislation itself can result in hefty fines and even jail time. If you consider the risks and hazards involved relating to fire, you could end up with fatalities which would be absolutely devastating. Don’t get complacent when it comes to fire safety.

Fire Risk Assessments Wakefield - Key Points

In this section we want to go into more detail about what our 5 key areas of approach are for a fire risk assessment. We briefly touched on them higher up on this page but we definitely need to add more to give you better understanding. So here are the 5 main areas to our fire risk assessments:

Identify the fire hazards – With so many potential hazards around, it’s important for you to be aware of where they may come from. For example machinery, equipment, materials, working spaces, trip hazards and much more too. So step one is having us tell you what to look out for.

Identify people at risk – Once we know what may be a fire risk we can also detect what people are most at risk in those places. It’s important for people to be aware of their surroundings.

Evaluate, remove, reduce and protect from risk – So now we know what is a risk and who is at risk, we can begin to consider what our plan is to ensure the disaster has less chance of happening, but if it does, a plan around stopping it too.

Record, plan, inform and train (if required) – One of the best things you can do with all fire related data and information is keep it noted and stored safely. We also supply full training to people who require it or would like it.

Review regularly – Due to all the elements that could change in a business or organisation, we would recommend reviewing your fire risk assessments regularly. We have various levels of support at different times so please feel free to get in touch with us each year for a ‘check up’.

How much does a Fire Risk Assessment cost ?

We work out our fire risk assessment pricing based on the size of your building. Understandably if there’s more space and more potential hazards to review then we will need more time for a thorough inspection. We categorise our assessments into four main pricing points which you can see below.

Fire Risk Assessments Wakefield - FAQs

Here at Absolute Health Fire Safety, we provide fire risk assessments in Wakefield for a wide range of sectors. If you have more than FIVE employees or guests at any given time, you are legally-obligated in line with the Regulatory Reform (2005) Order to have a fire risk assessment conducted. Sectors we cover include schools, guesthouses, hotels, care homes, offices, and more.

Great question, although it’s difficult to give a definitive answer to this question. It ultimately depends on the size of your premises. However, the average time it usually takes to complete a fire risk assessment, following all FIVE steps in detail, is usually anywhere between 2-4 hours.

A fire risk assessment is required to identify all potential fire risks within your premises. Fire risk assessments are conducted for the safety of all people, guests and also for the protection of your building/infrastructure. It’s no overstatement when we say fire risk assessments can be the difference between life or death in the event of a fire.

There are no current legal obligations that outline that fire risk assessments in Wakefield should be carried out annually. However, they should be reviewed regularly at least 2-3 times per year, especially if there are changes made within your building/premises that could impact levels of fire safety. For example, if there are any structural changes within your building, a further fire risk assessment is necessary.

If you fail to comply with the latest regulations, you are putting your people at risk in the event of a fire outbreak. If local authorities discover that regulations are not being met or adhered to, you are highly likely to face a hefty penalty and potential imprisonment. It’s always in the best interest and safety of everyone to get a fire risk assessment arranged as soon as possible.

Every business should have an appointed ”responsible person” who is responsible for arranging the fire fire risk assessment, as well as any further reviews. Following the assessment, there will be steps laid out to minimise chances of a fire breakout. Here, the responsible person of the business will also be responsible for ensuring that the steps get followed without compromise.

The frequency of how often fire risk assessments should be conducted will depend on a number of factors. However, fire risk assessments and reviews should  be carried out whenever there are significant changes to the building or its use. Absolute Health Fire Safety is here to help every step of the way.
