What are your legal responsibilities ?

There are some legal responsibilities and considerations to ponder, most of which come under the Regulatory Reform (Fire Safety) Order 2005. This applies to buildings with multiple occupants and those that have several floors too.

A fire risk assessment must be completed initially for the building and then updated regularly, we would recommend this is done annually.

There’s no actual time limit on when you should arrange a ‘regular’ or ‘follow-up’ assessment but annually is recommended by our team and the responsible thing to do.

As a building owner, you should put your occupants first and keep them safe and protected.

The regulation also mentions a few other important things such as, there must be a designated ‘Responsible Person’ (RP) related to fire who will arrange the fire risk assessments, fire drills,  and help people in the case of an emergency

Fire Risk Assessments Rotherham - Key Points

Here’s the five step approach to fire risk assessment that we adopt here at Absolute Health Fire Safety Rotherham.

Identify the fire hazards – This is arguably the most important part of a fire risk assessment because it’s all about looking around the building and gathering observations. We will collate all the risks and hazards that we can identify with an explanation on why they could be a fire hazard so you’re aware of them. Doing this before initiating any action is crucial because it means you know what to actually put in place.

Identify the people at risk – Once we have a clear understanding of the risks and hazards in terms of machinery,  and other fire risks in the building, we can identify which people are most at risk of each one. These individuals will then be informed of the risks and we can begin to address a plan of action for prevention and dealing with them. If you would like more examples of specific risks or hazards that could affect people in your workplace then please get in touch because we have an extensive list of examples for you to explore.

Evaluate, remove and protect from risk – This step refers more so to the actual action plan and what we’d do to protect people from fire and reduce the identified risks. The list of things that could be done are endless but we will work with you to ensure that a feasible plan is put in place to be compliant and safe. Some common examples are considering fire door replacements, arranging a scheduled maintenance plan, improving fire compartmentation, fire extinguishers and more.

Record, plan, inform and train (if required) – This step involves us documenting every step of the way and making sure you have something to refer back to. Training and extra support can also be offered at this point if required but we will talk to you individually about this.

Review regularly – After your initial fire risk assessment, we will send reminders annually to ensure you have the option to re-visit your assessment.  An annual fire risk assessment is recommended in-line with any major structural or personnel changes within your building.

Fire Risk Assessments Rotherham – FAQs

It’s the responsibility of the building owner or ”responsible person” to arrange the initial fire risk assessment and the on-going assessments to maximise fire safety for the premises. Moreover, if the premises is rented, it’s the responsibility of the landlord to ensure all legal requirements are met without compromise.

The time it takes to complete a fire risk assessment can vary depending on several factors, including the size and complexity of the premises, and the level of detail required. For small to medium-sized premises it may take just a few hours to complete. On the other hand, for more complex properties such as warehouses, it may take longer. Absolute Health Fire Safety will always provide you with an estimated timeframe and work efficiently to reduce downtime.

The consequences of not conducting a fire risk assessment can include legal, financial, and safety implications. Without a proper assessment of fire risks, occupants of the premises may be at greater risk in the event of a fire. This could lead to injuries, loss of life, and damage to property.

You’ll see in the yellow section above, we have a list of prices for fire risk assessments. Ultimately, it depends on the size of your premises. For example, for any premises up to £2,000ft, an assessment would be £249. Between 2,000 and 5,000ft, the price would increase to £299. Take a comprehensive look above and get in touch with us if you’re ready to get started.
